The site itself is vacant, with an uncompleted three storey commercial unit situated in the north eastern corner. A telecoms building is located to the north of the site and does not form part of this application. An existing access road lies to the north of the site, providing access from Millennium Way to the neighbouring commercial units and application site. The site is largely flat, apart from a bund approximately 1m high which runs along the eastern boundary, adjacent to Northwood Road. There are three telegraph poles located to the south of the site, and a telecoms cable which runs across the northern boundary.
The site is located within the built up confines of Northwood, close to a wide range of services and facilities which is considered to be in a suitable location for new housing as set out in the emerging local plan. In the vicinity of the site there is a mixture of residential, commercial, leisure and education land uses. The north and west of the application site are characterised by predominantly three storey+ commercial, leisure and education buildings.
The vacant land to the immediate west, together with the application site, is allocated for residential use under the Draft Local Plan. The south and east of the site is a relatively built up residential area, with an approximate density of 35 dwellings per hectare. The mix of housing typologies in the immediate vicinity ranges broadly from terrace and semi detached dwellings through to detached bungalows and houses. There is no prevailing architectural style along Northwood Road, with a mixture of eras, architectural features and materials present as Northwood Road has developed and expanded over time.
